Hello Allme20, The Maryland Mortgage Program or CDA as some call it is the best when it comes to grant nmoney and other financial assistance for home buyers. You can get 3.875% 30 year fixed rate with zero points (pretty amazing) also get a $5,000 no interest, deferred loan to help pay closing costs. The loan is deferred and requires no repayment and eventaully goes away if you stay in the home for a certaionm period of years. Sorry I got carried away, back to the question oif home buyer classes, some counties require classes under this program and some do nnot, just depends on where you plan to live. The classes can be done on line so it is not a hassel and for a first time home buyer ieven if you don't need the class it's not a bad idea.

I have not heard of any programs that do not require a class.

well do any of yall know which grants are availble for the Prince Georges and Ann Arundel Counties? Can they be used in conjuction with VA, FHA, or 203k construction loans? Is there a state grant?

Generally, yes. If you are thinking of something such as CDA, then yes, definitely. It does depend on the type of grant, and your class location may depend on where you are thinking of buying (for example for CDA, if you are considering the City, the class must be in the City. If you are considering another County, the class must be in that County.)

Absolutely agree with some of the other answers posted here.Most grants require some type of Buyer class. They are good so go with a smile!

If it is a requirement of the grant, then I would say yes.  Research the grant and course requirements.  Verify with local realtors/lenders that the program is workable in your housing market.
