I have a few suggestions...

#1 Do you have a lender or institution that you have arelationship with?  That could help you get a good rate or deal on closing costs.

#2 Do you have a credit union you belong to or have the opportunity to join?  Credit unions typically have low interest rates and charge minimally or no closing costs.  There are plenty of credit union that do not require a membership to appky for a mortgage.

#3 Do you have any friends that have recently purchased using a lender?  Ask them how they liked their broker, bank?  Was it an easy process?

#4 Ask your Realtor.  Realtors have generally built up some dependable mortgage brokers or bankers.  Working at Prudential, we have one right in our office.  I can physically get a hold of him, which is nice if there is a problem with the loan.

Yes, I do.  I have a couple of lenders that have very excellent packages to offer depending on your needs and circumstance.  Many packages have reduced to zero fees, closing costs, etc.,  You will have to talk with the lender and together you both can come up with a package that fits your needs.  Remember the success of your mortgage experience is in direct correlation to your credit score.  If you are in the low 500s then don't expect to get the same packages and rates as someone with a credit score in the 700s.
