1.  loopnet.com is free, you do not need a realtor to use it, you can use it.

2.  If you already have a location or building in mind, just search the tax records and call the owner yourself and see if you can workout a deal.

3.  You will be able to purchase one of your top three listings, you should seek advice on how to determine a fair purchase price, other than that, you will be able to handle it.

Networking with commercial agents and companies, signage, criags list, loopnet.com, there is a special MLS in most areas for commercial properties only, MLS, Commercial Realtor.  Hope that helps good luck.

zillow is not going to be your best resource for commercial property.  there might be some on here but it's best to contact someone local and have them do some searching for you.  many commercial properties aren't in the local MLS, a residential realtor can help you with commercial properties, but depending on what you are looking for you'll want someone with access to loop net.  

there's a couple of offices in Muskogee that specialize in commercial properties.  I'm just assuming because your user id is mfd7 that you're possibily looking for something industrial and not lite commercial like office space- either way...your best bet is someone that specializes in commercial zillow is centered around residential, there are a lot of places to where commercial properties are marketed.  you shoulodn't have to pay anyone to search for you- they get paid when you buy. (don't agree to a buyer's fee)  good luck
