Technically if it is "below grade" in the basement; it can be added as a feature or in the public remarks ( description ) however it should not be listed as a 2 bath home. Please confirm this information thru an agent in your local area or contact the local board to see what their rules are. An agent listing your home has to follow their board rules and regulations. Yes. In the MLS write up there is a space to enter how many bathrooms homes have. It can be identified as a Full bath with shower or tub or Half bath. Does not matter where located. Basements can be finished living areas or storage.
