don't have 20% for an all-in $600k renovation

I have near 800 credit, over 200k AGI and am looking at a primary residence purchase of $375,000, requiring $200,000 in renovations. I have roughly $50k in cash to put down. FNMA HomeStyle won't work b/c of 417k loan limit. Have 2 offers negotiated (will pick one and go) and will obtain a 1st, if we can find a lender who will finance $100-175k in improvements. Both homes are in great stable neighborhoods with prices exceeding $700k.
