Personally it seems as if maybe you all should consider staying or leasing the property out to rent. The market is crazy and it would take a gifted mortgage broker to get this deal done. Majority, people getting approved right now are only getting a 85-90% LTV. This would hurt the numbers when it comes to gettting the deal down. Sorry!! If you have anyone that needs financing have them to call connie at 901-881-0304. I have grant programs and more to possible get the deal done!!!

Find a stager in your area and "dress" it for sale. Trend-forward your accessories and bedding. Clean, clean is the only word to use. Declutter and de-personalize, take down all your personal pictures Outside, mow and edge and plant annuals or boxes . Paint the rooms that have outdated colours. After your stager has done this you will surely have the "wow " factor--
Statistics show that a staged home sells within 13 days rather than 39. Can't guarantee that -- but you can't change the location, the price can be negotiated so the only thing you can change is the condition. Make those 5 bedrooms sparkle.

Your Agent adjusted the price of your home probably due to current market conditions. The supply for your homes in your area are great. Currently there are 96 properties with 4 or more bedroom listed in your area and the median listing price is $199,000. Your house is listed around the median listing price. Just to give you an idea of houses that are selling, currently there are 15 properties with contracts pending in the same category as your house, the median listing price for that group is $144,900.

Equity is determined by subtracting the mortgage balance from the value of your property. For example, if your home is worth $160,000 and you owe $100,000 on your mortgage, you have $60,000 of equity.
