escrow question

Technically speaking, when a buyer is providing documents to meet contingencies in a purchase contract, does the document need to be received by the escrow company by the deadline or just received by the real estate agent by the deadline?

In Florida, all documents including proof of funds/loan approval should be received by the seller's agent by the deadline specified.  As for the initial escrow deposit that goes along with the contract it requires the escrow deposit to be deposited with the escrow agent usually within the 3 days after the contract has been accepted, this is also usually specified in the purchase contract.  Hope this helps!

If your contrac is similar to the California one, it will state that the buyer delivers documents to the seller (in practice to the seller's agent). Nothing to do with escrow.

Whatever constitutes proper and timely delivery of notice should be addressed in the contract, Janice.
