Keep in mind that a market ananlysis is not cranked out by a computer - it is physically put together by a person such as an agent, broker, or an appraiser. A question to ask yourself is: At the times of the different value requests were the people working with all of the same info? Keep in mind putting a value on a property is a subjective process - the data has to be interpreted then a valuation is made. If you are confused I would ask whoever gave you the market analysis to elaborate, show you the data, then finally inform them of the different values. If you want a precise valuation make sure that you are using someone who is reputable and local. Finally, the only way to get the most accurate valuation is to have a professional come to the property. Again, use someone reputable who is from your home market. I hope this helps.
