There are many variables that affect closing costs, so a definitive number cannot be given here. Property taxes are probably the biggest portion of those costs (in Douglas and Sarpy county anyway). You need to figure 8 months of property taxes into the equation for escrows (depending on when you close...8 months to be safe)...again, for Douglas & Sarpy county, 1 year of homeowner's insurance, 1/2 the title insurance, 1/2 the escrow closing fee, appraisal fee, termite inspection fee, origination fees charged by your lender, points (if any), just to name a few. Really no way to answer that without knowing if you are buying the rate down, getting a par rate, over par rate paying a lender credit to offset cc, don't know who is closing the loan and what their fees are, etc...
