You have to make your house presentable. It has to have a welcoming feel when a potential buyer enters your house. Also, and most importantly, you have to be priced right. In this market, it  doesnt matter how nice your house is/looks. If you are 50k overpriced, its not going to move. So price it right, make it look great, and it should move for you. Good luck!

In no particular order:
You need to prepare your house for sale.  On my website, in the science and art of staging, I offer a lot of information about preparation.

You need to decide whether you will list with an agent or sell your house yourself.  This link provides a lot of information about how to make this decision and about selling by yourself.  (Thanks rockinblu)

You need investigate probable selling price.  A local agent can run a CMA for you (a report showing how much comparable houses in your area have sold for recently) or you can have the house appraised.  THEN, you need to look at your budget and situation and decide whether you can afford to sell.

You need to have your house ready (all condition & presentation work done) before your house is advertised.  Do not put or allow your agent to put in-process photos on the internet.  Those photos are the first impression most buyers get of a house.  So, make those photos count!

I may have missed something.  But, this should get you started.
