Before you buy the home please check to see what type of a "FLOOD ZONE" it is located in.

If you are in a high risk area you will be REQUIRED to buy flood insurance. In this case you will be charged a higher premium.

If you are not in a high risk zone the flood insurance is optional, and the premium is quit a bit less.


If you find you are in a high risk zone, have your home reevaluated annually. You may be surprised to find that the zone has changed, and you will be able to keep the insurance if you choose to, but pay the low
 risk premium rate.

FEMA has a way to look up addresses online to see if they are in a designated flood plain. You can put the address into the top right corner of this page and the flood map for that area will come up.

I read that about 70% of the houses that flood each year are not in a designated area though, so it's best to ask locals and a good insurance agent about past flooding in the local area.

You can get flood insurance at the same time you purchase your homeowners insurance.  Ask your local or recommended insurance agent for details.  Farmers has aleays worked great for me.
