floor plans

I love your site, the only thing that would make it better is to have a floor plan of the homes to look at. That would give me a better judgment of what the home is like. Do you think this is something you might add in the future?

No, as there is no public database for floorplans.

Too bad, though, I agree, its a great marketing tool .

It's not the world's best, but MS Paint can provide the ability to do a floorplan that at least gives an idea of general dimensions. It's easiest to do if you turn gridlines on.


This took me about 10 minutes to rough out. With actual dimensions and a bit more time, the floorplan could be much more informative.

Many times, as a listing agent, we pay for those floor plans so for Zillow or any search engine to populate their site with them, they would need to have our permission to use them or purchase them from us, the homeowner does not own them, we do. I am not a fan of home plans being put out there for the world though.

Since when? Typically, the floor plan belongs to whoever paid to have it done. A homeowner could very quickly use a basic program like MS Paint to generate a bmp of their house's layout. All it takes is a few measurements and the ability to draw lines.

Why not? Having a floor plan can be a great help to those who have an idea of the type of layout they want, as well as open/closed design. Floor plans could also save on a lot of wasted time (both REA and client) spent looking at non-starters.

If the agent and owner is not going to provide a floor plan; then as a buyer, I will likely do one before making an offer anyway...  as already mentioned, it can often be done in about 15 minutes.  I draw a floor plan for any house I enter.

And it is the owner's and agent's prerogative whether they post them to sites like this or not.  As they can be converted to JPG images, they can be loaded to the site just like any other photos of a property.

No floor plan posted to a listing is the equivalent of not posting any photos of the front of the house and not posting any photos of the living room.

Agents that refuse to post floor plans just want to decrease the probability of selling their listings.

Owners sometimes have valid privacy concerns about having the floor plan on line when they are still living in the space.  It is a bit easier to negotiate how one will break into a house and hide if they know the floor plan ahead of time.  But really, most thieves don't care and won't waste their time on that.  What they really want to know won't be shown in the floor plan nor aerial views... which windows are easy to open and enter without being observed by neighbors?  Or could a back door be easily pried open and it just appear the same as entering with a key?  2 minutes walking around a house will tell you those things.
