I specialize in foreclosure and bank owned properties, and would be honored to work with you finding the right property.  I have a couple of lending partners that have FHA 203-K loans, which are "rehab" loans.  The loan you the funds to purchase AND rehab.

Give me a call.  My cell is 405-590-6563

James,

It looks like you need to talk to a couple of people,  a Buyers Realtor to find you the property that you want and a lender to help you with financing.

You may consider looking at www.homepath.com, most of the homes on this website qualify for homepath loans, which could include renovation financing as well.

Good luck,

Andi
