95% of all realtor services are paid out of the sales proceeds of the home, therefore the money comes out of the check cut for the seller at closing. The buyer pays no more for the house than the negotiated price.

We have Buyer's Agency in Wisconsin. This means the agent works for the buyer, is the advocate for the buyer. This was put in place because the seller's had their agent, the listing agent, yet the buyer didn't have an advocate. When searching for an agent, always ask if they specialize in Buyers Agency.

The other 5% of buyers make the choice to buy a For Sale By Owner, after they are contracted with a Buyers Agent. This agent can and does attempt to work with the FSBO, but the seller refuses to pay the commission amount for the buyers agent. This is rare, but it does happen.

You shouldn't have any problem finding a wonderful agent in Waukesha. Good Luck.

Not sure how it works out there but you should just research a company near you.  As a Buyers Agent, if the sale closes the seller will be paying the Buyers Agent Fee.  If you run into all kinds of charges for this service and that service run.  But seriously just research a local real estate office in your area and I am sure someone will be willing to work with you.
