You don't have to move everything out but it would be wise to do a big clean up and give away or throw away stuff you really don't need. A cluttered place will make it appear smaller. Polish woodwork, make floors shine, do the little things to make it at least look clean and taken care of.

Hamiltt, you would simply have to make an offer on a home you wish to buy with a contingency of "Purchase agreement contingent upon the sale and close of the property located at XYZ Street" (this is not meant to be legal input and you should consult an agent and/or attorney for the wording). This way you know you will have a place to move once you do sell your home.

hamlitt... you can empty the bulk of your clutter into "pods", and when you finally do get your new home, have the pods delivered to the new house, once you've moved in.

Don't do a contigency to buy. It's too hard to sell. People that continually lower their prices are selling. There are buyers out there. -But they are having difficulty getting a loan. Since loans tightened up, people simply do not qualitfy for the amounts they did before. This has created a 'drop' in prices that most sellers are NOT willing to accept. Clean out your home, leaving bare necessities.
Other option, rent your home out. Rents are doing well right now. -But not everyone understands or can handle the woes to being a landlord. Get a high deposit, it weeds out the really bad ones. Don't expect your home to be returned to you like they started it with. There will be wear and tear, and repairs. Good news, tax deductions.
Other option, pull out a loan on your current home. We just refinanced a home that was completely paid off. We got about 50% of home value out as cash for 6.25% interest. -Last week. There are great loans out there for less than 60% of home value.

I recommend getting a storage unit. I took everything that I didn't immediately need for the next few months, boxed it up, and put it in a place a few miles away. My closets looked three times bigger, and my place overall really opened up. Plus, when you de-clutter and reorganize, it really helps for that final move.
