About the only way to acheive 100% financing is to go with an FHA loan with a 3% Down Payment Assistance Program.
You can only use the FHA loan on a primary residence though.... You'd have to sell or rent out your existing home.

VA and Navy Fed both offer 100% financing, no need for Down Payment Assistance.
So in theory it is possible, but we would need a lot more details about your situation.
Rural Housing would probably allow it too if his income was in line.

VA requires you to be prior military. Unless he is prior mil, that's a no go. Why not an 80/20? I do those quite often. Stil 100% financing no matter how you look at it.

I'll help end this.... verona needs to join the military or the coast guard or get some type of loan from a farmer USDA... Since verona has not replied (maybe filling out apps with US ARMY) let's roll out troops unitl we find out otherwise.. This looks like a Bad Subprime No money down auction. Next thing you'll get is INVESTOR... from the buyer... won't surprise me.
verona... No money down is actually most possible with Seller financing.. A seller in much need to get rid of home may be willing to do things most of us really can't.. I agree, but I am the type of guy who is straight up. He says 'another' house. I take the common meaning to be a second house.
Not , I used to own a house, sold it and want another one. Could be though. Thats why we are waiting for him to clarify.
