And, whether you get an appraisal or a cma from an agent/broker, wait until just before you put your house on the market.  Especially these days, house prices are subject to frequent changes and adjustments.

if you intend to sell yourself, have an appraiser determine the homes value. If you decide to list with an agent or brokerage firm they will help to determine the market value
