Ryan homes is a large builder with a lot of complaints due to poor workmanship and the use of lower quality materials. If you do a web search you will find a lot of info about this. Their homes may look good but just wait for a few years and then the problems start.

Ryan Homes offer outstanding value, good quality, and excellent follow through after the sale. If you do not know anyone living in the neighborhood you are considering, I recommend stopping by on a late Sat or Sun afternoon & take a walk around the neighborhood. Strike up a conversation with a couple of home owners, and ask them for feedback on their Ryan Homes experience. That way, you will know whether or not the superintendent running the job sites in that particular area is doing a good job. Good luck!

I have been looking at new homes and resales recently for clients - I think that there are probably better resale homes out there will loads of nice options already there - like decks, patios, upgraded kitchens and finished basements. These are all things that buyers want but add $ when looking at brand new construction. If you can be a little patient and have a good agent helping you to watch as homes come on the market - you may be able to find the perfect home at a better price than buying new. If you decide to purchase a new home, take a good realtor with you - someone who knows what problems you may have and can tell you what to look out for as the home is built. Also, a realtor can advise you on what options you should buy now, and what things you should do later. The advice of an outsider can save you money in the long run. I have worked with many clients that worked with Ryan homes (no relation!) and been very satisfied at least through closing. They were very responsive to any issues, and pleasant to deal with for our side of the equation.

I would suggest you go online and do a search on Ryan homes and owners comments. I think that would be a good way to find out . We can't really say anything negative about that company on public boards, if we had anything negative to say that is.
Walk through the community you have in mind on a weekend and talk with current owners too.
Do not buy without using an agent, that fee is built in, they will not waive it and the agent can save you soooo much.

I do think a resale is a better value. You can usually get a larger home with nice upgrades or perhaps buy in a better area. Of course, the key would be to find a home in good condition - one that doesn't need alot of updating or repairs. There are plenty in the South Riding area. The one good thing about buying new is that Ryan will usually offer some incentives or help with closing costs. If closing cost help is needed, that can often be built into the purchase contract of a resale.

Hi I have worked with buyers who bought a Ryan spec home. They were very attentive to my buyers needs and when we had the home inspection there were only a few very minor issues. They fixed them right away and my buyers were very happy. I was also very impressed with them. I have also had buyers who seriously considered buying a Ryan home in West Riding but opted for a resale since they could get so much for for the same amount or even less than a brand new home.
