Finding the best Realtor in your area is a good start.
Second and most important, is price. You have to drop your price significantly below the lowest price for a comparable home in your area. That will not only get the buyers' attention but also their agents' attention as well.
If you are close to what you owe on your mortgage, you may need to bring money to the closing or even ask your lender to help you short sell it. If your serious about selling quickly, now is not the time to look for profit, there will be better opportunies in a better market for profiting off property and selling it quickly as well.

Price and exposure are KEY to selling. You have to price it right in todays market or ...eventually your listing for your house will expire (ie: NOT sell). Have an agent not only do a CMA for you, but also a sellers market update for your area. This will show you what IS selling. Good luck!

In order to sell it quickly, price, location and condition will be the determine what a buyer will be willing to pay.If you were my seller I wuld be bringing you these comparisons and I would probably tell you what your home will sell for, rather than what it's worth.
Don't overprice the property and look at the properties that have been on the market , the length time they have been and compare to your property.
