Of the 315 sold properties in the last year that sold in that zip code, 7 were 300k or less.  To answer your question, yes it is possible but only 2% of properties would foot your bill which would be a challenge to say the least.  

This is just one part of a multi-part equation. Bedrooms, neighborhood, condition, etc. would also need to be there in order purchase.

Of course its possible.  There may not be a whole lot to choose from but any given minute something comes on the market and off.  At the present time that I am writing this there is one for 299,000 2 bed/2bath duplex no condo.

Charles did some serious research for you, my answer would have simply been something along the lines of you can sure look for one, but they will be few and far between. You might try a bit farther south or west, Lorton and Prince William County had some in that range (townhouses) but very few, if any, single family homes.

Not likely. The lowest-priced listing of a detached house in 22304 is $469,900.  There is another detached house listed at $499,900, and three listed in the $500s. The rest are all higher going into the $ millions.  Looking at houses that have actually sold in that ZIP Code so far this year, one sold at $475,000 with the seller paying $14,100 of the buyer's closing costs.  No houses in that ZIP sold in the $500s or $600s. The rest were higher.  As for townhouses, the lowest price listing is $307,000 for a small 2 bedroom, 1.5 bath 1060 square foot townhouse. An even smaller 2 bedroom 1.5 bathroom townhouse is listed at $335,000 and a larger townhouse is listed at $380,000.  The rest are higher, up through the $700s. Looking at townhouses that sold so far this year in 22304, one very small townhouse (2 bedrooms, 1.5 baths, 864 sq. ft.) sold for $290,000 with seller paying $10,250 of buyer's closing costs. A normal size townhouse sold for $369,000 with seller paying $9000 of buyer's closing costs. The rest were all in the $400s through the $700s.
