I would suggest since you did repairs and upgrades, you spend the $300 or so and get a professional appraisal. You can never go wrong doing this as your first task.

Speak to a Realtor! In fact, speak to several...interview them in anticipation of hiring one. Any Realtor who is knowledgeable and experienced should be able to give you great advice about selling your home and a market analysis to show you what your home is currently worth. Good luck!

You need to have at Least 1 realtor come & give you an estimate of your property. However, I suggest you get more than 1 opinion just to make sure a realtor isn't boosting up the price by a few thousand just to get the listing.

Yes, I suggest you contact a professional in that area who is familiar with similar properties to yours. The agent will have comparable sales data to help you get your place on the market at a competitive selling price.

I recently have done a market study of many suburbs for some of my investor clients. Comparing remodeled homes to others. In general, most of the towns are doing pretty good but few are relatively better. Too much to talk in here. Feel free to contact me to discuss in more details.

Realtors don't do appraisals.
Realtors do CMA's or 'Competitive Market Analysis'.
Realtors (for the most part) are not licensed to perform appraisals nor are appraisals free.

Speak with a couple of realtors, ask them for a CMA. It would be good to compare their findings with a appraisal. Best wishes!
