WP is super smart and gave you an good answer, but if you don't like that one let's go shopping for a new answer.
I have an answer. Zillow cannot see your house and you will not know what it is worth until you go to sell it. As things sit, your opinion of value is no more valuable than the automated one that Zillow provides. If you want something closer then sell your house or hire an appraiser.
Zillow does not consider condition issues or remodels in their Zestimates that is why they offer a range and not just one number.

I'm not a smart one, all I know that Zillow didn't use the upgrades in their estimate, Zillow use the last sale price and the tax assessment as same as house size, lot size, bedrooms, bath rooms, etc... to calculate the home value, it is also depended how Zillow assigns the comps for each house.
There is no question that why more value the 2201 then the others since it has biggest lot size, compare to the others.
The follow link has the similar to the 2201's Zestimate, however it is also not a good estimate since the listing price is $550K VS $597K (estimate).
