How does zillow determine the home prices and what factors cause prices to fluctuate at around $100,000 in a few months?

I agree.......tthe best way to get an estimate of value is to locate an agent in your area and request a CMA.  They will be happy to provide you with that information.

Zillows zestimates are based on data computed by a computer. It tends to be off about 10% in the LA area. Here is a link:

For more accurate estimate of the value of your home, I highly suggest requesting a CMA (Comparative Market Analysis) from a person knowledgeable in real estate. Good luck in your venture.
