house buyout

I have the agreement option to buy our  17yr house in disrepair on 5 acres from ex wife for 325k or put house on market for 90 days with 1st right of refusal and hope for a lower offer including 6% commissions.  what would you do to make the most money in a creative way

What is your ultimate goal?  Do you want the house? And how did you arrive at the $325K purchase price?  You really need an agent representing you and your best interests.  I'd be happy to do comparative market analysis for you.

What's your sanity worth?   What's your temperature for risk taking? 

The direct buyout offers peace of mind, and quickly be done and you get to move on. On the other hand, the 90 days on market offers only a chance for an offer that may be lower.  You still have to put up with showings, contract negotiations, maybe inspections.

Only you can decide what's best for you.
