I don't know if the update is going to affect on your Zestimate since the 6908's house size public record is 2945 sqft and your is 2118 sqft, but it won't hurt to try. (It takes a few weeks to a few months for the update effects on the Zestimate).

thanks for all your help. the lot size of the other house is definately bigger, but the square footage of the two houses are the exact same. they are identical houses room for room. theirs for some reason includes the basement sqare footage and mine does not. it is that way on the auditor site in my county too. i dont know how to change that, but thank you again for all your help

The 6908's house size is 2945 sqft VS to the 6653's 2118 sqft.
The 6908 has the lot size that most twice as big as the 6653's.
Naturally, more value the 6908 then the 6653.

my house is currently forsale by owner, and the two home have the EXACT floor plans
I wouldnt get all worked up about an OPINION, thats all it is...If you home is worth $250K, it will sell for $250K, Zestimate or no Zestimate. Zestimates, or Zillow, does NOT make the market, they only report it. If you dont like their reporting, ignore it. If a buyer says 'Ill offer you what your Zestimate says' and you dont want to sell it for that, dont. The tail does not wag the dog.
Your area's median price for a home sold is around $150K, as reported here... I WOULD suggest using a professional Realtor, though, IMHO youll get real offers and real buyers, especially if your homes value is higher than the median. . .
Good luck selling your home!

my house is currently forsale by owner, and the two home have the EXACT floor plans other than mine has a walk out basement and their's does not. i agree that zestimates are very useful for people searching for homes, as long as they are accurate. our two houses are less than 1/4th of a mile apart and there is no way the value can be so different. is there any way that my zestimate can be updated to at least be accurate with what the other house sold for at 239,900 even though the zestimate for the house is higher than that at 245,500

i am trying to sell my house and zillow's zestimates are making this difficult.
Your home does not appear to be listed for sale ?!?! Homes with identical floorplans have differing Zestimates, Zestimates are only approximiations.
If you dont like your Zestimate, dont use it. You may your Zestimate is a dis service, but your potential buyers may not, and there are a lot more of those than you...
