housing rental market

Whats the housing rental market like ?
My house in Avondale ( listed thru a PM ) is been on the rental market for more than 38 days. What can I do to get it rented ?

I am in Las Vegas not AZ so I would ask a local agent for a better answer but with that being said I have several investors that are also vested in AZ and they have told me that the rental rates are skyrocketing right now. Again I would ask a local AZ agent though for a more accurate answer.

I assume you are talking about Avondale, AZ?  Either way, it depends on several factors.  First and foremost, how the property is being marketed.  I have seen local management companies not list rentals on the MLS, which really limits potential exposure.  Solely marketing the property on their website or to their database is not doing the owner any justice to get the property leased quickly or for top dollar.  If the property was not comped properly and listed too high could also be another issue.  There may be other factors which are not desirable to a potential tenant, such as backing to a main road, power lines, school yard, inferior upgrades, etc.  Some of the areas in Phoenix are also seeing a saturation in available rentals, which also makes it more difficult to rent.  Simple supply and demand will effect your days on market.  Feel free to email me the address and I can evaluate what the problem may be or offer suggestions.

We are seeing the strongest rental market in quite some time in the Indianapolis area.  I would assume its at least decent where you are at as well.  It most likely is price that will garner you  more interest...Remember if lowering the price helps you rent it faster you can make up the lower rents by not letting the home sit un rented.
