how are houses are evaluated and zestimates given

can you tell me how this home located at 3329 coy drive CA 91423
is zestimated at 1.8 and a very similar home which is actually bigger and newer at 3260 coy drive CA 91423 is zestimated at less than 1.2 ? just wondering how you calculate these numbers because this seems very strange.

Did you check to see if the square footage listed on Zillow is acurate?  Quite often these numbers which are pulled from public records do not reflect the correct square footage of  property.

Zillow uses the purchase prices as part of the estimate to calculate the home values ($2050K VS $1350K), therefore you may see a bit different in the Zestimates.
