If you are planning to sell:
Equity = Market value - (selling costs + mortgage amount owed + other liens on the property)

If you are planning to refinance Equity = Market value - mortgage amount owed.

If you wish a very rough estimate, use the Zestimate in place of "Market Value".  If you wish more precision, use an appraisal.
