If I understand this right, I am afraid it is NOT possible, unless you are another real estate agent even if it from another state, it can be treated as a referral. But if you lack a real estate licensed, this can not be done. Since it against the law for agents to give kickbacks to their clients.The U.S. Dept of Justice disagrees with you, and explains their position here.The DoJ also has a map, here, that shows what states allow REAs to rebate their commission to the buyer.I note that you are in Texas, which is one of the states the DoJ lists as allowing this practice. California is also shown on the DoJ site as allowing the REA rebate of commission, too.
