If I understand this right, I am afraid it is NOT possible, unless you are another real estate agent even if it from another state, it can be treated as a referral. But if you lack a real estate licensed, this can not be done. Since it against the law for agents to give kickbacks to their clients.

The U.S. Dept of Justice disagrees with you, and explains their position here.

The DoJ also has a map, here, that shows what states allow REAs to rebate their commission to the buyer.

I note that you are in Texas, which is one of the states the DoJ lists as allowing this practice. California is also shown on the DoJ site as allowing the REA rebate of  commission, too.

How to find the listing agent has pretty much being answered. Getting 50-50, you mean you would like to find an agent to submit an offer in your behalf and if accepted, commission you would like the selling agent to split it 50/50 with you?

Real Estate sites make it difficult for a buyer to know who the listing agent is.  The trouble is the the MLS (Multiple Listing Service) is a co-operative agency, meaning that all companies share in the access to a listing. So Coldwell Banker may have a Residential Properties listing on their NEmoves.com website that LOOKS like a Coldwell Banker listing, but actually is not listed with that company.

Some areas of the country do not work this way.  In NYC for example, only the listing agent has access to a listing and can show it.  There is is easy and straightforward to contact the listing agent.  

Knowing the above will help you navigate through the websites.  In Rhode Island, look for the words at the bottom of the listing "listing by" or "statewide mls courtsey of " to find the listing agency and agent.

You can always google the address and the listing should come up as long as it's with an agent and in the multiple listing service - agent should be mentioned at the bottom.  If you need help, please call me.

If the property is for sale on Zillow you should be able to scroll to the bottom of the profile page and find the listing agent there.

1. You can look up the property in RILiving.com and search the property.

OR

2. Please feel free to contact me and I will look up the information for you...and casually share further insight on the property.

As a buyer yourself or if you are looking up the listing agents info on someone's behalf - you should always have representation as the listing agent on a property is working directly and/or in the best interest of the seller first and foremost.
