Besides the obvious, look at these; since we don't know your exact circumstances:

1.) If you sell the home to someone who cannot qualify for a loan yet, but will be able to do so at a later date, you will get a higher price.

2.) Can your property be bundled with other parcels adjacent to you and converted to commercial zoning for a higher price when sold for commercial use?

3.) Rental properties carry different value and allows income to be earned while holding the property to sell at a appreciated price in the future. (Are you located where your property could be used by a cellular phone service provider to place a signal tower there?)

4.) Do you foresee a government agency annexing your proprty to make improvements to a public right-of-way?

Sorry you have missed out on all the fun!
Wonder why the mansions and high dollar properties are being sold at auction?  The beauty of the auction method is that it is the most fair and level playing field for all sellers and buyers to be on to deal in the "true market value" as stated by the National Association of Realtors on their website.  REF: http://www.realtor.org/auction/auctions/auctionbasics
Maybe you know something that they don't or have more experience than they do at the sale of real property.  Help us all out here and let us know...  That is what this forum is about...  Right?  Entertainment value is the purpose of the website's own statement of how it is classified according to its origins and purpose...  Please correct me if I'm wrong and show me different...  This is why links are always so good to reference points being made on posts...

If this is an entertainment website, then some here sure are providing the entertainment. 

An auction assures the property will be sold at true market value?  Really?  The only time I've ever seen a house sell at auction is because no one wanted to buy it when it was listed and now it's either foreclosed on or in a bankruptcy case and those attending the auction are looking to get the house at a rock bottom price.  Thinking that buyers are going to out bid each other and push the price up is quite an opptimistic approach.

There is always an exception to the norm of letting the world know what price the owner will settle for by putting a price tag on it with the assurance it will be negotiated down.  SoCal_Engr (if a real person - no photo or assurance that they are not an editor wanting to control the juice on zillow's entertainment website).  Remember folks, this is NOT a real estate website but an entertainment website.  No legitimacy here when it comes to a person creating a profile and zillow being regulated by real estate laws, principles and practices that regulate the industry, only a user terms and conditions.  Nonetheless, this is all for entertainment according to zillow's own classification as a website.  Someone who has posted 3627 times on this website either must be a licensed real estate professional or a person wanting to make money on this website and is using an id to try to influence the juice from the website.  Who knows, there is no legitimate photo, name or anything that would give any signs of legitimacy.  One thing you can have the assurance of is that they are spending a LOT of time here entertaining everyone.  One thing you can count on is that the times were much different when SoCal_Engr supposedly sold his/her property.  It is not like today where we are informed that Home Prices Sink Further: Declines Reported In All 28 Metropolitan Areas; Unsold Inventory Piles Up REF: http://online.wsj.com/article/SB10001424052748704680604576110442537531026.html?mod=wsj_share_twitter People can't afford to wait today for legitimate and qualified buyers to show up and make offers for less and less.  Maybe the other people here know more than what The National Association of Realtors states the following about Auctions and what they say a home is worth.  Below is what they say, "Benefits to the Seller, Buyer, and Real Estate Agent/Broker  Q. I've only sold a few times, using traditional REA services. However, it was definitely not "the list, wait, reduce, wait and continuously reduce method of selling" description used to paint all traditional REA transactions.

My first house had four (4) offers on the first day, one of which I eliminated because it had cheesy financing. Of the remaining three - all full price - I picked the one with the best financing and closed within the month.

Another sale did have me waiting...two weeks. Again, multiple offers and I picked the offer I liked and the other went into backup position. Sale price was off asking, by 0.3%. I know...ouch!

Definitely a legitimate" alternative (though one that does not fit the  "auction" message), no name calling, no discrediting the messenger.

Bottom line...

I have no need of auction services. The traditional RE transaction has served me well. And, it is not list-wait-drop - not if it's done right.

Only one real way to know the true value of a home where the price is NEVER negotiated down but ALWAYS up is to have an Auction.  Even the National Association of Realtors says that everyone can have the "Assurance that property will be sold at true market value."  Reference http://www.realtor.org/auction/auctions/auctionbasics (In case zillow removes the link.  In the race for SEO, they do not want their website linking to a 'competitor' even though theirs is classified as an entertainment website).  Why use the list, wait, reduce, wait and continuously reduce method of selling when you can actually KNOW when your property will be sold and have the assurance that it will be at true market value?  Better yet, with no contingencies based on financing, the condition of the home, etc.  The Auction method is the cleanest method of selling real property today.  When buyers compete, sellers win!  Now watch out...  The slams will come from the few who juice the forum. When they not able to come up with a legitimate alternative or counter argument they are always reduced to trying to call names or discredit the messenger...  I'm used to it and it only reveals them for what they are because they don't have real names and hide behind facades where they do not have real photos of themselves...  It is all good...

Contact an experienced realtor in your area who has a successful record of representing buyers or sellers in your neighborhood. They should be willing to complete an updated market analysis of your home without cost to you. An accurate value can be determined by a realtor conducting an inspection of your home for general condition and upgrades. The agent will then use homes that compare to your property mostly based on finished square footage above grade, lot size, number of bedrooms, bathrooms, garage, finished or unfinished basement, and other value added variables such as landscaping, and storage buildings. Another option is to pay a licensed appraiser to complete a residential appraisal on your home. Both realtor and appraisal will attempt to use the latest closings in your neighborhood not to exceed 6 months.

This has been covered well here. A Realtor will have the experience and local knowledge to help you determine pricing. I can't overstate that you need to be engaged in the process. Prior to listing, try to stay current on local market conditions. Visit open houses to get a sense of how your home compares. Active and engaged sellers are great partners in the listing process.

If you are selling you should have a realtor do a CMA Complete Market Analysis. This will give you a good idea where to start.
Ultimately you and a buyer will come to "a meeting of minds" a price agreeable to both parties. That is the true Value of your home at that moment in time.
