    If the purpose of your question is to list your home for sale, interview 3 Brokers.  At that point you will have fair opinions. If its for Estate or other purposes you may need an appraisal.  Your attorney or bank will advise you.  If its for a refinance, then an appraisal will be required.  Sadly, you have to pay for the appraisal without knowing the outcome.

    It's simple contact the agent who is selling several homes in your area a month we will know better then anyone as to the value of your home.

    Which means that they do not need further advice...

    Call 2 or 3 different local Agents, that are Realtors, you could even ask them to come by and give their opions on what the market will bring on your home.

    Entrust a Local Real Estate Agent in your area to compile a CMA ( Comparative Market Analysis) for your particular property. It will help you to establish a listing price based on similar homes sold in your immediate vicinity.

    My answer won't be any different than the majority. Entrust a local real estate agent and ask them to prepare a thorough CMA (comparative market analysis). At the end of the analysis presentation, if it makes sense - you will come to the same conclusion as the agent.  At the end of the day, it's the buyers who will determine actual market value. It's only worth what someone is willing to pay.  The CMA is the best place to start. Accurate pricing is critical.

    Your best and most accurate mehtod would be to have a seasoned veteran broker complete an estimeate for you..that should be within 2% of its ultimate selling price

    I would really suggest contacting a local real estate broker to have them do a CMA on your home.  They have the ability to run comps in your neighborhood and find out what is selling at and at what cost.

    Wow, how many times does the same answer need to be repeated over and over and over again?
     Such original thoughts-  get a realtor and a cma, for a question over 5 months old and 273 responses later.
    The point has been made. Many, many times.

    Put it on the market after a Realtor does a CMA for you.  Your home is worth what someone is willing to pay for it.  After you get your first offer that you can live with you will have your answer.

    First, why do you need to know the value?
    If its for a divorce, you will need an actual appraisal.
    if its to refinance, call up a mortgage broker if there is value, they will want to do the refi. if there isn't. they will give you the run around.
    Real Estate agents aren't certified to give a value. they can only give a CMA.
    So if you are listing the property. Spend the 425 dollars for an appraisal. So when you have your open house. you will have something to backup your price. Don't use a lenders appraisal service. they are geared to come in low. Your realtor will have an appraisers number to call. A good realtor will welcome an appraisal. It actually will get them off of the hook.

    Meet with a REALTOR, and have them do a CMA on your home.  A comparative market analysis can help provide you with an idea of what your home may sell for on the market, in comparison with other like properties.  Other information may also play in, such as assessed value on the county records, and market trends in the area or neighborhood.  Locational and condition factors, as well as month's supply of inventory also influences the pricing of your home.  You also want to consider hitting price breaks at the right point, for instance it may be more beneficial to be at $200,000 instead of $203,000 so you open up to more buyers in the price bracket up to $200,000.  Best regards,

    Like everyone else has said, contact a local agent.  We really are worth our commission price if you do decide to list your home.  You can check out any statistics that will back this up.  You will get more for your home with a Realtor than without.  Enough to cover that commission that so many sellers don't want to pay.

    The best news that most folks all agree that if you call a local real estate agent at no cost.  You can either have someone come out and do a complete cma or just have a phone conversation so they can find the most recent similar sales.  Also make sure to ask the real estate agent for the absorption rate as well.

    The best way to find out what your home is worth in the current Real Estate market is to contact a Real Estate professional! It is at "No Cost" to you so take advantage of it! If you do not know of a Professional Realtor in your area you can contact your local Association of Realtors and they can provide you a list of Realtors in your area, and remember before you list your home interview at least three Realtors and get all of their opinions!
