As you have been advised. Contact a LOCAL agent and check out the "zestimates" feature on Zillow. The agent can compile a CMA using current active, pending and sold listings. They should stick to info that is no more than 3 months old. Be sure that they understand the condition of your house and property as well as the "comps" that they use.
I hope that this helps and thanks for using Zillow

Call a local real estate agent. Make sure it is a full time agent with at least 10 years experience in that area. They are always happy to help you. If the amount sounds reasonible, your good. If not, ask for a second or thrid opinon. Don't let agents tell you your home is worth more than it is. Follow your gut instinct ... get more opinions, as needed.

I would suggest starting with an agent doing a CMA.  They can see what the homes in your area similar to yours are selling for.  It also depends on the condition of the home as well.  If you need me to refer one to you, let me know.

Are you just looking for a quick estimate? If so a "zestimate" might be enough. Click the the "Homes" tab on the top left - type in your address, click on it on the map, and you'll get a detailed breakdown of an estimate value of your property. Past that if you need a more accurate value then consider a CMA (competitive market analysis) from a real estate agent, which invloves pulling up similar comparables that have sold in your neighborhood and then estimating your home's value based off that. It is a free sevice all real estate agents can provide and it is simple for an agent to do with the tools they have access to.

If you need an "offical" value however (for tax assessment reduction, divorce, estate sale, etc.) then I would suggest hiring a real estate appraiser. An appraisal on a house ranges anywhere from $200-$500 but on top of inspecting your home and verfying the sq. ft. the appraiser will drive out to each comparable and do an external inspection to see how similar it is to your property and then make value adjustments for everything that is different. Note that if this is for a loan unless you are getting a FHA or VA loan then your LENDER must order the appraisal - you are still entitled to a copy of the report after it is completed. Hope that helps!
