I agree with Simon. One important thing a realtor can do for you is to give you a professional opinion about how much a given house is really worth. They will do this for free.

A CMA is put together buy a Realtor usually for free in hopes of earning your business at sometime in the future. Be honest when you are requesting the CMA any you will be pleasantly surprised at how helpful most in this industry are.

An appraiser would be your next stop. They'll charge you $350-$450 per appraisal and you won't have to deal with them afterwards.

You could also just pay an appraiser to appraise your home. But if your worried about the cost, a lot of Realtors would make a CMA for you for free. Just have to ask around.

My suggestion is to use a REALTOR ®. If you are considering a refinance this will definitely help you determine your best options. Tell them why you want the CMA (refi, insurance, selling). They may ask for your business and who knows they may even help you! Good Luck!
