Hello,

Both of my colleagues are correct, it is best to contact a local Realtor as it is free to you and they are there to protect your interest.  In addition you may also want to bid on a property at the auction or court house.  Bidding on properties at the courthouse is risky and I do not reccomend it for new investors, without a seasoned professionals help.  Bidding on a property via a auction is a little more streamline.  The best way to educate yourself on the latter two is to attend a couple auctions and just watch, that way you get a feel for the process.  If you would like I would be happy to send you some links to some upcoming auctions.

The best thing is to contact a real estate agent with the address you want to bid on.  He/She can then assist you on the proper steps to take to submit an offer/bid. An agent representing a buyer is paid commission by the seller.  So, it doesn't hurt to work with a Realtor.  They are free to you and can protect your interests.  They also have insights on how to "win" the property and to negotiate the best deal/price.

Foreclosures are listed through a realestate agent by the bank, depending on the bank bids can either be submitted through the listing agent or the listing agent can direct you to a website that accepts the bids online.  Good Luck with your investments!
