The best option to get a fairly close value is to look at comparable sales of similar homes in your area.  Look for things like bedrooms, bathrooms and square footage will give you an accurate idea.  For example, if you have a two bed two bath house that is 2,000 sq feet then try to find a similar home that recently sold within a mile or two radius.  Look at 3-5 homes like this and you will get a fairly accurate range of what it will appraise for.  Ultimately, that is what appraisers use when doing the evaluation.

There are many websites that will give you an estimated sales value for your home. I have tried many, the most accurate results in my opinion I have found on Rentalroost.com. They will give you an estimate for a sales value but also a rent estimate for your home

DO NOT NOT NOT PUT ANY CREDENCE IN ZILLOW AND THEIR ZANY "ZESTIMATE" NONSENSE!!

THEY ARE ABSOLUTELY CLUELESS!  YOU CAN UPDATE THE DESCRIPTION OF THE HOUSE AND THEY COULD CARE LESS!

ALSO UNDERSTAND...THERE IS A DIFFERENCE BETWEEN AN OFFICIAL 'CASH OUT' APPRAISAL OF A HOME AND THE PRICE YOU CAN ACTUALLY SELL YOUR HOME.

ZILLOW HAD MY HOUSE VALUED AT 80k BEFORE I EVEN DID ANY MAJOR RENOVATING....WE PAID TO HAVE A FULL APPRAISAL....THE CASH OUT VALUE IE:(FOR A HOME EQUITY LOAN)  WAS 120K!

Having a real estate professional conduct a market analysis is probably the easiest way to determine what your house may sell for in the given market.  However, an appraisal will give you a more accurate value of your home, but the appraisal may not represent what a buyer will pay for the home and cost money to perform. Hope this helps.

As all of the answers below say, call an agent that works in the area of your home.  It is very important that you have an agent that has a local expertise to be able to sell the whole package, (your house, the neighborhood, the park down the street, the school system, and any other amenities that may be there).

As everyone else has said, "Use a Realtor".  We know our markets and have the abiity to see your current competition as well as what's recently been sold in your area.  Creating a marketing analysis is the best tool. I'd be happy to help you. As I've had  appraisal training as well, I create a marketing analysis with an eye toward what an appraiser would see and make adjustments accordingly.  Please email me.

Best answer is to ask several agents to give you a competitive market analysis.  We stay on top of the market, we know what things are selling for (not just what they are listed for), can make constructive suggestions for getting your house ready to sell and, generally, help.  Be sure to pick agents that work in your area...and let them tell you what they would do to help you sell your house.  Selling homes is a team sport...trusting your agent and working closely together is the best way to get your home sold.
