It would be wonderful if pricing your real estate was a science.  However, pricing is an art and is subject to a variety of opinions.  But the only opinion that matters is what you and the buyer wind up with.  Price it too low and you may get into a bidding war.  Or price it too high and no one will look at it. Consider the knowledge a real estate broker brings to the pricing table, and talk to several.  If any agent comes with a price significantly higher or lower than others, be suspicious.  The market will determine final price and while dreams of getting a high price are nice, listen to the brokers who bring good evidence and experience to your table.

Find a local realtor that can do a CMA(competitive market analysis) for your home. This will give you a good understanding of the value of your home and similar homes in your neighborhood.

If you are considering selling your home, you can have a Realtor provide you with a cost market analysis of your home.  This would show you what price similar homes to yours are listed for sale or have recently sold for.  This would represent what buyers are willing to pay for your home.  This is sometimes called a CMA.  This will not tell you what the house worth--an appraiser would be able to tell you the value of your home.    An appraisal will charge you an amount that is based on the size of your home.  Have you had a CMA completed on your home?  I would be able to complete this for since I am a licensed Realtor and a Real Estate Broker in Arizona.  There is no charge to have a CMA completed for your home.

If you are considering putting your home on the market contact local real estate agents in your area to provide comparison sales from the last 6 months. They can help determine the value of your home based on recent sold properties in your area as well as average time it may take for your home to sell. You may also wish to contact an appraiser. Remember, value of real estate is always changing based on properties that have sold. All the best!

There are many websites that will give you an ESTIMATE of your home.  But more times than not they cannot account for the many numerous upgrades that you have.  Its usually best to contact an agent, hopefully one that isnt too pushy and ask us.  Its what we do :)
