Most of us Realtors provide this as a free service.  It doesn't hurt to get a couple of opinions either.  A lot of agents aren't familiar with Springpark so make sure you use someone that has listed and sold some in the immediate neighborhood recently.

We basically follow the same criteria that appraisers do but ours is not an official one.  However, you can do as Vince suggest and pay about $400 for a professional appraisal.

For a un-biased value, contact a local appraiser.....

This link actually has every licensed appraiser in the country, and the database is up to day....

Your best bet is to talk to a neighborhood expert, a Realtor that works in your neighborhood, knows the current market conditions and can compare recent sales to your home.  You will need to take the current market conditions & current local activity in consideration also when pricing your home.  Things that go into pricing a home are recent sales, current activity, location, condition & motivation of both buyer & seller.

A Great way to get the best idea of your homes value is to talk with a local realtor. Most of them will do this evaluation for you for free without having to hire them.

Hire a local realtor to do a Comparative Market Analysis for free or hire an appraiser with a small fee (it is not a small fee to some).
