You definitely want to check with an appraiser. Or you can send me an e-mail and I would be more than happy to do a free CMA for you on your house. Also look up "Deanwood Washington DC Real Estate Market Reports Statistics and you will see that I write Real Estate Market Reports in that area. Good luck to you.

Get an appraisal is the correct answer. While an agent can provide a reasonable range of value, every agent has vested interest in getting your business.

A licensed Appraiser has no dog in the fight, they could really care less how much or little your home is worth, the comps are what they are (in relation to your home).

Call on a reputable Realtor who represents a major brokerage such as Century 21.  Ask that agent to do a Comparative Market Analysis.  He should only use comparable sales or rentals that have settled within the last six months as the market is currently too volitile for older transactions to be indicitive of the ccurrent condition.  This is particularly true in areas of California, Navada and Florida.
