You do not want to pay for an appraisal, or have a kind Realtor do a CMA, both of which the local township tax assessor will disregard when you walk in. They will go by the cost per square foot and they will do all the work for you for free and easily. The local township assessor is far more accessible than going or calling downtown. Most Cook Co residents that have had their taxes and assessments lowered or contested know this. Taxes are handled differently around the country, so while out of towners try to give advice, it is sometimes confusing the issue.

You can contact the Cook County assessor to find out what the process is for appeal. Generally, you have to prove that the current assessed value is higher than your market value. You can look for comps yourself, pay for an appraisal or ask a local agent to help you with a CMA.

Most agents will be happy to do a CMA for a small fee or some will even do one for free if you have worked with them before. Come prepared, get your forms in on time and be ready to argue your case.

Call you local government tax assessor and ask them what you qualify for. You can also go on the public records and see what your neighbors are paying to see if you taxes are comparable. You might reconsider refinancing if you are trying to bring down your monthly payments too. Talk to a reputable mortgage lender. Good luck. We are always here to help answer your questions.

The 2 easiest and firat things to do are:

1. Check that you are getting the Homeowners, Seniors, Senior Freeze, Disabled, Senior Deferral, Home Improvement or any of the other exemptions you are able to qualify for, by looking at your last full years Cook County Tax Bill or by going to the treasurer website. Do this every year.

2. Walk into your local Township tax assessor and ask them to help you find the properties that are near you and that are paying less tax per SQ FT than yours. They will fill out the form and submit it for you. Do this every year.

Why give half your savings to a tax attorney, when it is this easy?

Cook county has a review process that allows you, or your attorney to appeal your property tax assessment.  The deadline for Leyden township (Schiller Park) is 8/4/2011 I believe.  You can get information at the cook county assessor's website.  If you'd like referrals to a few attorneys that I have worked with, please get in touch with me.  Good Luck,  Andy

Where are you located?

California has a procedure to request the county assessor to revaluate your home's value.

Different states have different procedures to appeal your assessed value.
