Contacting your lender personally probably won't do you a lot of good. They'll need an offer to consider this sale. If you just call them, they will only try to collect money from you and threaten to foreclose. You need an experienced Realtor to help you. Find an agent that has listed and sold numerous short sales with a good track record. Experience counts in this department.

Get in touch with your lender and tell them the situation and that you would like to do a short sale. They will let you know what they need from you. You eill then list the property with a Realtor who knows short sales who has a proven track record with short sales.

My first suggestion would be to contact your lender and explain your situation. Â It might be possible that they may help you find a solution. Â If you exhaust all other remedies and need to sell, contact a local Realtor who is experienced in short sales. Â They will need to work closely with you, your lender(s) and the buyers to successfully sell your house and reduce or eliminate your liability.
