Zillow does not "know" the value of your home-- it is a tool to help you. Have you checked the statistics that Zillow is using to determine such numbers? A home I listed was noted as a 3 bedroom 1 bath on Zillow and it is NOT a 3/1. I made corrections but the value of the home is still not a true market value because Zillow is not aware of the neighborhood boundaries. It is averaging row house prices in with the detached homes causing it to be about $100,000 undervalued on Zillow's site. I knew it's value from research and experience. It was proven because in this specific neighborhood goes under contract quickly, 2 weeks, even in this market.

Linda is right: there are many factors which contribute to the VALUE of a home. Size is not everything. Desireable amenities and upgrades, curb-appeal, use of space (bedrooms are more valuable than offices, full bath is more valuable than 1/2 bath), and location of the home/lot relative to busy streets, parks/play-areas all contribute in different ways to the overall value the market will place on a home.

Many things besides size determine value of a home. Is the home the same age? Same size lot? What about amenities? Was that home remodeled? Did they add a bathroom, a pool, granite countertops, etc?
Was the home sold recently so that there is a more recent value? What do the tax records suggest?
