You can check with a Realtor to see if it is actually listed for sale. If you want to build on it, then you would need to go to the bldg department and find out what the zoning is for that particular lot.

The steps to buy a property not on the market can be done by yourself. Locate the owner thru the tax records. Check with the zoning dept to see what the bylawsa allow you to do on the property. Get comparable values so you can deterime the value of the property you are interested in. Contact the owner and negotiate.

Any Realtor can look up the land listings for sale. If you see a plot of land they can look up the public record.

how can you find out if open land is available to buy/build?
