Great question!

In the state of Idaho you will notice in the fine print that Zillow doesn't even offer a margin of error in their valuations since Idaho is a non-disclosure state and they can't even tell if they are close or not on average.

The other issue is that most homes are unique so you can't just apply a price per foot or price per pound analysis like a true commodity.  How much value a school district adds, or a view, or ... is not quantifiable by a formula.

I sell many new homes and even the same builder in the same community can have values vary by $30 a square foot based on architectural design and upgrades!
