Bathrooms are not counted. Mud rooms and laundry rooms are not counted. A good way to check is to look at the tax records and see what the total room count that is listed.

Bathrooms are not counted as actual rooms. Mud rooms and laundry rooms and such, while they may be heated spaces, are not living spaces as such and thus not counted. Finished basements can be counted, but usually with the disclosure that it is below grade, thus less desirable, space.
