well ended up getting my money back from zillow. Anyone who spends money on zillow ads should check to see if someone is able to contact you through zillow's system. And you should make sure your house shows up on a search in your town. It's pretty bad how flawed zillow.com is.

Rockin Blue, I apologize. I did not mean to insult you, but was responding to what I perceived as your insult. If you would have sent me the link to your "search issue" blog instead of a link to "why I am not capable of selling my own house" blog, I would not have been so defensive.
How would you feel if you have successfully sold houses before, and someone responded to a serious question with a totally off the wall link that implies that you were not capable of selling your own house?
In addition to the search issue, I am also so appalled that there is no email sent to me when someone presses "contact owner." If no one can contact me, the ad is useless. I wonder how many others have this issue.
In summary: The fact that you turned these two serious issues into a totally different issue insinuating that I am not a FSBO candidate hit me the wrong way.
By the way, I do appreciate and work on advice. The 1/3 of my pictures that were cluttered have been deleted for now. The remaining ones are beautiful. I am working on cleaning out stuff and replacing pictures, but will never hire a professional stager.

And James Gordon, your response was respectful and at least you understood the issue that I am facing. I took your advice and deleted the 10% of the pictures that were cluttered. However, your advice to take time to learn about searches is perplexing. I have searched the entire zillow website and there is nothing anywhere about how to fix the fact that I won't be getting emails from anyone. Or how to get the search correct. They have not replied which makes me think that they just now realized serious technical flaws.
I am an internet journalist who has created many websites and am no dummy. Zillow has serious issues. My neighbor had her house on here for a year and never realized her house wasn't showing up on zillow searches either nor was she getting the emails.

Okay all you professional stagers trying to make me believe that I need you: within a day of placing an ad, I had someone (in the dead of winter in MI) look at my home and will be making an offer. They found the house based on an ad that I wrote in the newspaper, which linked to another website that I created myself.
This is not a show home. It is a country home meant for an active family. Right now we have college kids are home and are working on the "clutter." We really didn't expect any traffic until spring, but as usual, I have had great luck with my method of FSBO.
The people who saw my house did not find my house on zillow, nor will anyone. People won't search for 1060 Orban, they will search by city or town. And they can't contact me through zillow's "contact me" setting because I don't get the emails.
So I don't understand why so few of you addressed the main questions that I had. I didn't ask for advice on staging. Why do all of you have extra time to give unwanted advice without any concern for these technical issues that are probably affecting 90% of the users of zillow?
And I still haven't heard back from zillow about their serious serious technical flaws. Even if my home was perfectly "staged," NO ONE CAN FIND IT and NO ONE CAN CONTACT ME THROUGH ZILLOW.

Um, when you sold houses previously, were those sales during seller's markets? Since the advent of the HGTV home sales shows, and especially during the last three years, the market has changed a lot.
I encourage you to read rockinblu's blog. He has helped a lot of FSBOs traverse today's troubled waters. And, on my website there is a downloadable Word document called the science and art of staging. While I strongly believe the best way to prepare a house for sale includes a consultation with a professional, successful local stager, that document does contain a lot of advice on enhancing the presentation of a house. Feel free to pull a copy.

1060 Orban shows up. Just wait until you get offers based on less than the zestimate. If you are going to market your home yourself take some time to learn how to enter the data and set up the property to come up in the search you want.
You would be better off, since you do not want to stage the property, to delete some of the photos that do not show off the best atributes of your home.
Marketing on the internet has a learning curve for each and every seperate site. Good Luck.

Have your photos been hijacked? Some of them are sadly cluttered, and are not at all attractive for a potential sale at top price.

Highlandmilhouse, as a FSBO I'm sure you do the same for some of the REALTORS® with photos of your listing the likes of some of the ones shown here. Myself, I wasn't laughing at all.
I dont't doubt that what you stated about the 99% of the houses you've been in being true, but I thought that the object in this market is to be that other 1%. In other words a stand out, but obviously you don't feel you need to be so rock on.

Rockin Blue, thanks for your advice. You make me laugh. I have sold several properties by owner, and my house is staged as well as 99% of the houses I have been in. I really think that it's much more important that people can find the ad and that they can contact me.

It seems, unfortunately, that you didn't have an opportunity to read this blog before posting on Zillow. Both of the situations you are dealing with are mentioned. Even though you didn't have the oppotunity of being forewarned by it, there's probably still some useful info contained in it to help you along with your FSBO.
While this post isn't isn't any kind of answer to your original question, I hope it may be of some help. BTW in looking at your photos, my recommendation, even though I know you aren't asking fot it, would be for you to seriously consider getting some professional help in staging your house, and re-shoot a number of your photos. Good luck.
