When I do Broker Price Opinions for my bank clients some of the things I look for when providing them comparable homes to theirs are:
Ones with similar +/- 15% GLA (gross living area) or finished sq ft
Similar no of bdrms, baths and total rooms
Similar location
Similar condition overall
Garage type/size
and lastly I keep the comps in the same school district/city AND within a 1/4-1/2mi radius for city locations and under a 2-3mi radius for rural locations if possible.

You can ask a local agent for a market analysis. If you would prefer not to speak to an agent at this time you can look at local agent or Realtor websites as most have a search feature. Search for homes in your area with similar characteristics to get an idea of what the competition is selling for.
