Kyle has great advice... get a market analysis from a local real estate agent or an appraisal from a licensed appraiser. But keep in mind that your home is worth how much a buyer is willing to pay for it and that number changes constantly.

The value of your home rises and falls just like the tides, and varies depending on who's looking at it!

The most cost effective method is to have a realtor prepare a comparative market analysis of your home.  It is free of charge.

You can also have a licensed appraiser conduct an independent appraisal on your home.  This will typically cost you $400 on average.  However it is great information to have and can be provided to buyer's to make them feel more comfortable with the list price of your home.

The only way to determine a property's value is to sell it.  EVERTHING else is an estimate of it's value.  Some estimates are better then others.

You can have an experienced Realtor do a Comparative Market Analysis for you. There is no charge for this.
