What is the purpose. It will all depend on your use for such property. There is so many pseudo experts in the market today and everyone would give you a value. Let me give you a story about a complex in Serra Mesa. Back in 2003/2004 the developer turned the apts to condos and overstated the square footage. None of the so called appraiser experts caught this, until one of the owners measured the unit herself. There is a big lawsuit now against the developer and all involved. So my advise is if you want something done right, do it yourself.

To Vince: I truly take exception to your comment that realtors' values are "tainted"....Oh ye, of little faith and great skepticism!

Like you, we provide professional opinions on market value (not the appraised value that a lender/underwriter will use), but we can certainly provide information to give a home buyer and a home seller of market value --- what a property can sell for, using recent comps.

And unless the appraiser's processes have changed, you also use recent comps to justify your findings, right?

So if I were you, I'd be a little less skeptical of realtors....after all, we sell the properties you appraise, so you, as well as we, have to work together to serve our mutual clients.

For an 'appraised' home value, you need to hire an appraiser to appraise it for you. Here is a list of appraisers in California. A Realtor can not legally give you an appraised home value unless he/she is licensed to do so. Realtors values are typically tainted in hopes of receiving a future listing agreement to sale from you as the seller.

Are you buying a home?
Are you selling a home?

If you have the right to access a property (say, you're the home owner or you're the buyer in contract to buy this property), then you can hire an appraiser who can give you a detailed report.

If  you want to get market value, you can also ask a realtor to research comps in the area and give you an idea of how much a property may be worth today
