how do I list my property without obligation to a realtor?

I am ready to put a house on the market and wanted to know how much it would cost and any other things I should know about getting started

It IS possible to sell your home with 'obligation of a commission' to a Broker, but its not for the weak at heart. I would cerainly give it a shot, though. Worsst case is youll gain an appreciation of Realtors and what they do, best case is youll sell it and save the commission.

 - You will need to know what things a potential buyer might notice.  If you contact me I can send you some information that will help you during showings.
 - You will need to determine the fair market value for your home.  If you contact a Realtor in your area you will be able to get this at no charge and at no obligation.  Just ask for a CMA
 - You will want to advertise heavily, especially if you are planning on selling your home by owner.  I suggest starting on Zillow, Trulia, your local newspaper, and even possibly putting flyers in mail boxes of neighborhoods that you consider a "step down" from yours.  A "step down" because people generally want to "move up" in the world.
 - You will want to speak with an attorney about contracts and such when the occasion arises.  This is where a large majority of your fees will come from.
 - Another thing to keep in mind is that you may encounter the decision to sell your home to a buyer who is already working with an agent.  In that case the agent will probably expect a commission to be paid by you for finding you a buyer.  Expect 2.5 to 3 percent of the selling price of your home to be paid to the agents brokerage.
 - These are just a few of the expenses you may encounter and things you should know about when listing your property.

If you do not use a Realtor to help you market your home, you would be very wise to at least hire a lawyer to help you if and when you do get a buyer for your home.
