You can start by contacting a RE agent or office in your area and ask them to develop a CMA (Comparative Market Analysis) for you.  They will look on their MLS for homes sold in your neighborhood in recent weeks / months that are comparable to your home.  They can also find homes withdrawn from the market or listings that have expired that may assist you to determine the price break point or range for homes similar to yours.  Compare those that sold to those that did not or were withdrawn.

Got an hour? Seriously though, go on your local tax record (online), and see what similar homes in your neighborhood have been selling for.  If you are not in a fairly homogenous subdivision, and you home is very unique, you may need to consult a local realtor or tap the help of a reputable local appraiser.  Talk to a couple local RE brokers to get a name or two of appraisers who work you area.  The tax record is usually a good quick place to begin, but make sure your county updates their records quickly.  The market is changing so quickly, you really need to be looking at recent activity (90 days) and be sure to look at the current list prices of comps in your area.  That will inform the direction things are heading.  Good Luck! First let me say that the Buyers always set the value of any house.  There is no exact way to know what any home is worth.  The best way to find out what the approximate value is would be to have a realtor do comps for that house and see what similiar homes have sold in last 3 months.  If let nme know which house you are looking at and give me your email I can send you the comps for the home.    Lisa Ziccardi
